In 2022, the cost of living in senior care facilities will increase by 4.5%. This increase is significantly higher than the usual 3% annual increase in senior care housing expenses. As a result, about 11 million senior citizens aged 75 and older may be unable to afford nursing homes or assisted living by 2030.

Residing in an independent living facility can cost between $1,500 and $4,000 monthly. On the other hand, retirement homes and nursing homes can cost between $3,500 and $10,500 per month. This is a steep price, especially since most seniors rely on Social Security to cover their monthly expenses.

To help the aging population, the U.S. government offers rental assistance for seniors through its various housing programs. Read on to learn more.

Things To Consider When Looking For Senior Housing

Looking for safe, comfortable senior housing can seem challenging. With numerous nationwide options, you may feel overwhelmed about choosing the ideal place for your elderly loved one. However, you can follow these simple steps to determine if a senior housing facility is right for you:

  1. Know Their Mission And Vision

The main thing that sets one senior housing community apart from another is its mission and vision. You may obtain insightful information regarding how an elderly housing facility handles senior care by visiting its website. Choose senior living communities that align with your needs and preferences.

  1. Read Online Reviews And Impressions

The internet is a good place to check out senior housing residents and their families' feedback and reviews. Despite this, it is important not to take star ratings at face value. Also, consider the various comments left by residents on several review sites.

  1. Schedule A Visit

Once you've made a list, we recommend you arrange a visit to get a sense of the housing facility. An adequate senior living community should meet the following requirements:

  • Located in a safe and accessible area
  • Must be near healthcare facilities, bus stops, and grocery stores
  • Have proper ventilation, air conditioning, and heating
  • Built-in ramps and handrails to accommodate physical disabilities
  • Meets all safety and sanitary code requirements
  • Costs shouldn't exceed 30% of an elderly person's monthly gross income.

Housing And Rent Assistance For Seniors

Given their delicate housing needs and the significant rise in senior housing costs, elderly people often struggle to find affordable homes. Senior citizens aged 60 and older frequently have to make considerable sacrifices to afford assisted living, such as cutting back on their food, transportation, or healthcare expenses.

Fortunately, several initiatives are available to help senior citizens find suitable, affordable homes. Below are some of the most well-known senior rental assistance programs.

Section 8 Housing Choice Voucher Program

Housing Choice Vouchers, formerly Section 8, is a government-subsidized housing program that aims to help low-income families, people with disabilities, and the elderly. However, priority is given to senior citizens who are at risk of being evicted and losing their homes.

Housing vouchers that cover up to 75% of the monthly rent are provided to qualified applicants. They may also choose from a wide range of safe, decent, and sanitary housing options operated by local Public Housing Authorities (PHAs). This can include flats, single-family homes, and high-rise apartments.

Public Housing Programs

Public Housing Programs are designed to provide essential affordable housing for the country's senior citizens and persons with disabilities. This program offers homelike living arrangements for individuals who do not require assisted living services and personal care assistance. However, this program only provides limited housing options.

Households residing in public housing units must only pay less than 30% of their monthly gross income for rent. The PHA will shoulder the rest. Approximately 1.2 million households live in public housing.

Income Eligibility Requirements

State-funded rental assistance programs employ a long process of selecting qualified low-income families, seniors, and people with disabilities. The basic criteria for eligibility involve the following:

  • Someone from the household must be aged 62 or older
  • Annual household income should fall under the "lower income" category for the applicant's current area of residence

Lower-income thresholds are established by the Department of Housing and Urban Development (HUD) to evaluate eligibility for assisted housing programs like Public Housing and Section 8 Housing Choice Vouchers. HUD will determine your income eligibility based on the following:

  • Wages and salaries
  • Overtime pay, commission, and bonuses
  • The complete sum of all benefits received through Social Security, insurance, pensions, and annuities
  • Payments made instead of wages, including workers' comp benefits, severance pay, and unemployment benefits
